Terrahills builds refrigerated warehouses, freezer facilities, cold chain distribution centres and food processing plants across Ontario. A cold storage building is an industrial building whose envelope keeps heat out rather than in, whose freezer floor sits on ground that has to be kept from heaving, and whose refrigeration plant is a major part of the building rather than an appliance in it. We design the envelope, the slab and the plant together, under one contract, from site and utility feasibility through temperature pull-down.

Food processing adds the food safety system to the building: washdown-rated interiors, sloped and drained floors, zoned product flow and cleanable transitions built to the Safe Food for Canadians Regulations and documented through construction. Our EU-GMP pharmaceutical facility was delivered to a stricter version of the same regulated-environment discipline, which is what a food-grade building needs.

A storage facility earns its return on net rentable area, so the unit mix, corridor and partition layout, building spacing and loading are designed before the steel is ordered, and the structure is engineered for Ontario snow and drift loads between closely spaced buildings.
